Rentals

Information to keep in mind during the application process:

NOTE: ALL RESIDENTS WILL BE REQUIRED TO CARRY RENTER'S INSURANCE WITH A MINIMUM $100K LIABILITY COVERAGE (unless otherwise stated in the ad).

  • Application fee is $55 per adult and is non-refundable. No exceptions.


  • Color scan of drivers licenses required.


  • Copies of your last paycheck stubs required to prove income.

  • Holding fee must be paid in full within 48 hours of application approval.

  • Holding fee is the amount of the security deposit required, and will be converted to the Security Deposit once the lease begins.

  • If you fail to move in, the holding fee is forfeited.

  • Lease must be signed within 48 hours of paying hold fee.


  • Provide name and phone number of emergency contact.

  • Must begin lease within 21 days of application approval.

  • All applicants must have valid state ID. Sorry, but we no ITIN, or work visas

  • There is a chance of having multiple applications. We reserve the right to approve the most qualified applicant, rather than first come first serve.

  • Must provide names and email addresses for both your current Landlord and employer.


  • Tenant responsible for a $100 setup fee.


 


General Qualification Criteria:

Please refer to the ad for detailed criteria


  • No eviction filings in the last 10 years.

  • No convictions due to drugs, violent crimes, etc.

  • No felony convictions.

  • Must have validated income of 3x the rent.

  • Unless otherwise stated, deposit is equal to one months rent.

  • Debt to income lower than 33%

  • Not listed in sex offender registry.

  • Collections/judgments less than $1000

  • Note: criteria in the ad may be different than those listed here. If so, the criteria in the ad takes precedence.

  • Unless specifically stated in the ad, all rentals will require tenants to carry a Renter's Insurance policy with minimum $100K liability coverage.



*** ALL RENTALS REQUIRE TENANT TO OBTAIN RENTERS INSURANCE. THIS IS VERY INEXPENSIVE COVERAGE FOR LIABILITY AND FOR YOUR PERSONAL CONTENTS.
